What does the $99/month cover? +
The $99/month covers the Ospito platform — Homie AI, your host dashboard, guest portal, cleaner coordination software, dynamic pricing engine, and 24/7 human ops backup. Think of it as the technology and infrastructure fee. The 15% covers our on-the-ground management work.
What's not included? +
Cleaning crew costs are passed through at cost — charged to guests as a cleaning fee and paid directly to the cleaner. Smart lock hardware is a one-time ~$150 cost. Airbnb and VRBO take their own platform fees (3%) before we see any money. Everything else is included.
How does the free trial work? +
Your first 30 days are completely free. No credit card required to start. We onboard your property, set up Homie, create your listings, and get your first bookings. After 30 days, billing begins automatically. Cancel before then and you pay nothing.
Can I cancel anytime? +
Yes. No contracts, no lock-in. Cancel with 30 days notice and we'll hand everything back — your Airbnb listing, door codes, and full booking history. We have a complete offboarding process to make it smooth.
